How to Transfer Ownership on a Property Deed in Virginia

    • 1). Write down your name and the name of the person or persons to whom you're transferring the land. Include your addresses as well. Put the names and addresses at the top of the document, with the seller's information going before the buyer's information. Format the names and addresses as:

      703-555-1923

    • 2). Make copies of all property surveyors reports and maps.

    • 3). Write down the amount of land they're receiving, where the land is located--both the city and county--and what features the land offers. Detail information such as property boundaries, water resources and national forests that border the land. Include this information using bullet points that refer to the maps you copied. For example:

      -The property extends to the 37th acre northwest and ends at the stone foundry ruins, as seen on map 1, 2003 Surveyor's Report.
      -The property contains one major waterway, the New River, which crosses at the 12th acre southwest, as seen on map 3, 2001 Surveyor's Report.
      -The property is bordered on the north and west sides by the Jefferson National Forest.

    • 4). Contact a Virginia notary and make an appointment to sign the warranty deed in front of her. Bring the warranty deed to the notary public along with the buyer or buyers.

    • 5). Sign the document, have the buyers sign it and allow the notary to sign it. Remind the new owners that they'll need to file a deed to their new land in the County Clerk's Office.
