How to Buy a Mobile Home in Missouri

    • 1). Shop for a mobile home and decide which mobile home suits your needs. If you have a lot or land for the mobile home, the size of your lot or property may determine how large the mobile home may be. If you do not already have the property, you may be able to include a piece of land or a lot in your financing package.

    • 2). Set up financing with the dealer or bank of your choice. The lender may require a down payment from 5 percent to 20 percent of the loan. Dealers usually go through mortgage companies or speak to the bank on your behalf concerning your purchase if you request that they do so. Missouri state sales tax may be included in the financial package or taken from the required down payment.

    • 3). Obtain homeowner's insurance for your mobile home and property. In the delivery process, the dealer's insurance may cover any damage to the mobile home. Verify this with the dealer beforehand.

    • 4). Anchor the mobile home within thirty days of its delivery. Missouri state law requires anchoring manufactured homes within thirty days, using the number of anchors suggested by the manufacturer’s set up manual, according to the Missouri Public Service Commission.

    • 5). Hook up utilities and sewage to the mobile home. It may require multiple services to connect the water, sewage pipes and utilities to your home. For instance, if you have a well drilled, the driller may hook up the water system for you. You may need to hire an electrician to hook up the electricity directly to the mobile home if your dealer does not offer this service. Utility companies will often only run the electrical lines to the pole and not into the house. The set up crew may only connect the sewage pipes beneath the mobile home, while and anything connecting to the septic tank or lagoon may require hiring a plumber.

    • 6). Attach underpinning to enclose the bottom of the mobile home and complete its installation.
