- 1). Review your lease agreement. The agreement will list terms or conditions that must be met before subleasing your apartment--if subleasing is allowed at all. Generally, the landlord will require the same application process that new tenants must complete, including a written application, along with credit and background checks of the subletting party. The Apartment Ratings website reports that some lease agreements are more informal and that the person taking over your lease may not have to complete an extensive application process. In some situations your recommendation may be enough to gain approval from the landlord.
- 2). Contact your landlord to discuss your plans to sublease the apartment. Get approval from the landlord to proceed based on the terms in your signed lease agreement.
- 3). Advertise for someone to take over your lease by placing a free advertisement on an online classifieds site. Also advertise on your social networking sites and by word of mouth.
- 4). Interview people who respond to your ad. Discuss the apartment and the person's current rental history, along with any other guidelines established by the landlord or your lease agreement.
- 5). Negotiate the terms. Ideally you should find someone willing to pay the full amount of the monthly rent. Or you can agree to pay a part of the rent as an incentive. This arrangement must be approved by your landlord and likely will require you to pay a lump sum up front.
- 6). Ask the person to officially apply to take over your apartment by contacting the landlord and filling out the appropriate paperwork. After the person is approved, accompany her to a meeting with the landlord to complete the paperwork to complete the sublease agreement.
