Local California State Grants for First Time Home Owners
- The Affordable Housing Partnership Program (AHPP) helps qualified low- and moderate-income first-time homebuyers purchase new or existing homes in California. The state works in partnership with more than 300 cities, counties and other organizations to provide grants. The availability and terms of these offers depend on the city or county in which you're looking to buy.
- The California Homeowner's Downpayment Assistance Program (CHDAP) provides moderate- and low-income first-time homebuyers with down payment and closing cost assistance. The homeowner must be able to pay the greater of $1,000 or 1 percent of the sales price. Subject to additional qualifications, the homebuyer can then receive up to 3 percent of the sale price or appraised value of the home through a deferred-payment junior loan.
- Through the School Facility Fee (SFF) grant program, a first-time homebuyer purchasing a newly constructed home can get full or partial reimbursement for the school facility fees associated with the construction. Unless the home is in an economically distressed area, income limitations apply. If the homebuyer qualifies, he can receive full reimbursement for the school fees if he occupies the home for at least five years.
- Each of these programs is subject to unique eligibility requirements. Generally, a first-time homebuyer is one who has not owned a home in the previous three years. Low- and moderate-income levels are based on county. There are also restrictions on the value and types of property that qualify for the grant programs.
