When will we hit Market Bottom? That is the million dollar question right now.
Some experts say we are at the bottom now as there are some signs of the Boise Idaho real estate market strengthening, while other experts say the worst is still to come.
So how do YOU determine where the bottom is? Well I am going to help you.
But we first need to ask ourselves a couple questions.
1.
) What is a better scenario for you? a.
To buy a home or investment right before we are at the market bottom, or b.
To buy a home or investment after the market has definitely hit bottom and prices are steadily moving back up? This question is important as it helps determine how important it is to you where and when You buy.
Right now could be the bottom of the market, and if you see a home or investment opportunity that makes sense for you and your family, then why not buy now? There is no questioning the fact that there are great buys out in the market today.
However, if you are fearful that the market will dip lower after you buy, because you intend to hold a property for only a short period of time, then I would say that it may be better for you to wait until it is absolutely clear that the market has hit bottom and prices are steadily increasing again.
One issue with this theory is that most experts can not confidently confirm if the market has indeed started to rebound and the market bottom has been accurately established until many months after the bottom has occurred, sometimes as much as 6-12 months after.
2.
) What do you hope to achieve when you buy your next home or investment property? a.
To get the best deal possible b.
To get a place that fits your budget c.
To get a place that will bring your desired return in the future d.
All of the above? These questions are imperative to help you achieve your desired results.
As a real estate investor I use specific strategies that work in an up and down market, so the question of buying now or six months from now is not what I focus on.
Instead, I am always looking at the best deals available at the time and whether or not they pencil out the way I want, meet my budget, and offer me multiple ways to keep my risk involvement low and bring in a high rate of return.
Your goals and objectives may differ from mine, but no one can argue that there are some shockingly good deals out there right now, and many who are taking action right now will find that it won't be a question if they make a great return, it will be how much and when.
