Commercial Vs. Single Family Home Rental Property
- Commercial rental properties are zoned for commercial and business use, and they're not intended for use as residential dwellings. Single-family rental properties, on the other hand, are only zoned for residential use. Landlords and tenants who disregard or violate local zoning ordinances are subject to legal action.
- Residential tenants are entitled to certain rights, including the right of habitability and the right to privacy. They're protected from excessive rent increases during their tenancy. Commercial tenants do not have these rights, and they're expected to thoroughly inspect a commercial property before renting, to make sure that it meets their needs.
- Landlords do not have the right to forcibly evict a tenant from either a commercial or rental property. While commercial landlords do not have to give 24-hour notice before entering the property, like residential landlords, they can face legal action if they harass their tenants or threaten them with eviction.
