Roof

• Home inspectors examine the exterior of the house, taking notice of the condition of the walls, roof and chimney, as well as any rain gutters. Foundation

• Inspectors examine the grading of the soil, making sure water does not drain down toward the home. Checking the foundation of the house ensures there are no issues, such as having an exposed foundation that allows harmful pests access to the interior of the house. Home inspectors also check areas around septic tanks, making sure there are no sanitation issues. In addition, inspectors check homes with decks and porches, making sure the material is in satisfactory condition.
  
  

Plumbing

• Inspectors check out the plumbing within the home, making sure no leaks in either the waste lines or the supply lines exist. The inspector flushes all the toilets in the house and runs water in all sinks and bathtubs. In addition to making sure both hot water and cold water function, this also reveals problems that might exist with inadequate draining. Inspectors also look at areas around all plumbing fixtures, making sure there are no soft spots caused by excessive water damage. Inspectors also examine areas beneath sinks for any previous water damage.
  
  

Electrical

• Another important area of the inspection is the electrical system inspection. Inspectors check to ensure the electrical system is properly grounded, as well as make sure the circuit breakers all function properly and are in satisfactory condition. Inspectors check outlets, making sure they function properly, especially GFCI safety outlets, usually located in the bathroom and kitchen areas. These outlets are designed to automatically cut power when water or excessive moisture reaches them.
