Find Someone To Buy Your House

Other real estate investors often ask me how I find people to buy my home in this difficult real estate market. I reply, "…the same way I always found them, only I have to work a little harder." I've noticed that new investors expect that if they buy a property and fix it up a little bit, and then put it back on the market at a higher price they will be able to sell it immediately. That is what we would all like to expect and experience, but it's not reality. There are so many properties on the market these days, and there is such a tight mortgage market that it takes much more creativity to find the right buyers and help them get in a position to buy my home. It is definitely more challenging to sell a home than it was in the past.

I am grateful for all my years of learning and experiencing different techniques to fix up a home, to find a buyer and to close a sale. It's not impossible for people who are just starting out as investors to do so in this market, but it's much more difficult. If I were just starting out today instead of 30- 40 years ago when the marketplace was much different, I would keep sharply focused on what people are looking for in my own area. Meaning, I would talk to buyers and ask them exactly what they need to buy my home. That might sound a little strange, but you will understand my suggestion better when you try it out and see for yourself.

You will hear people say things like, "I just need to sell my own house first," and, "I need money for the down payment," and, "I just wish this house had a three-car garage because my teenager has his own car now." I am not kidding, people really do tell me that they wish the house had a bigger garage! In the strain of the present economic times I may decide to find a way to help prospective buyers get their own home sold, or help them locate money for a down payment, but I doubt that I'd ever consider putting an addition on a garage. Some things are just not cost effective, you know? If someone wants to buy my home and I can help them find a way to do so, that is just part of the job of being a real estate investor today.
